Jimmy Rockets Pub and Grill is an established pub on the corner of Main Road and Mark Street in the centre of Gansbaai, a short walk from the town's shops and banks and from the passing R43 traffic of the Whale Coast. What is for sale is the business on its existing lease: the building is not part of the sale and stays with the landlord.
The asking price of R850 000 excludes VAT. The seller is a registered VAT vendor, so VAT is payable on top. The price buys the trading name, the goodwill and the chance to take over the lease, subject to the landlord's written consent, and to apply for the transfer of the liquor licence and any other permissions that attach to the operator rather than to the building.
Stock and the loose assets are not included in the price. Both lists are available to
serious buyers who sign a confidentiality arrangement, and both are priced and taken over separately after inspection.
Five Novastar limited payout machines stand on site under a site agreement with Grandslots, who own them. The site's right to keep the machines passes only if Grandslots approves the new operator in writing and the Western Cape Gambling and Racing Board's requirements are met, so income from the machines is conditional until then.
Inside are the main bar and its seating, the bar counter and its fridges, a pool table beside the gaming area, side seating with a mural, and the ablutions. The seller describes the pub as a sports and music venue, with big-screen sport and food.
Gansbaai is a working harbour town with trade all year and a seasonal lift from the whales of Walker Bay, shark-cage diving and the Overstrand weekend circuit, about two hours from Cape Town. The lease, the liquor licence, the stock and asset schedules and the financials are shown to serious buyers only, and no turnover, profit or machine income is claimed here.
