You have a 5-year major structural defect warranty as well as a 1-year roof leak warranty from a building contractor registered with the National Home Builders Registration Council (NHBRC).

A newly built home will require little to no maintenance for the first few years. No nasty surprises with a burst geyser, faulty electrics or broken gutters. Your weekends will be spent enjoying your new home rather than doing DIY jobs around the house.

Foundations
All external load-bearing walls will be
founded on concrete strip footing as indicated on the working drawings or on raft foundations as per engineers design.
All internal walls will be founded on thickening to services bed as indicated on the drawings.
Conventional building methods, as for the normal will be used unless otherwise specified by the engineer.
Structure
House will be built with 150mm external walls and 90mm internal walls constructed of cement/or clay bricks
Roof
Constructed with pre-fabricated roof trusses.
The pitch of the roof will be 26 degrees and covered with cement roof tiles. No PVC underlay will be provided
Barge boards will be provided on standard roofs
75 x 100 galvanized mild steel gutters with downpipes to be fitted on standard roof
Doors and Doorframes
All external doors to be framed, edged, braced and battered open back solid doors
All internal doors to be hollow core hard wood type
All doorframes to be 1.2mm pressed steel
Weather boards to be fitted to all exterior doors
Windows
Standard residential aluminum windows with catches and handles as per working drawings to be fitted. Single curtain rails in the bathroom and kitchen, double in the rest of the house.
Glazing
Clear sheet glazing as to the thickness of the glazer
Obscure glass in the toilet and WIC
Window Sills
Internal window sills to be plastered
Exterior windows sill to be pre-cast concrete painted with one coat of primer and two coats acrylic paint
Wall Finishes
Internal wall to be plastered
External walls to be plastered
Wall tilling to be supplied as follows:
2 row splash back behind sink in kitchen
2 rows splash back behind bath and basin in bathroom
Floor Finishes

Exposed metalwork to be painted with 1 coat universal undercoat and once coat gloss enamel
Exterior door will be finished with 2 coats of wood sealer
Exposed timer is to receive 2 coats of carbolineum.
Internal doors to be painted 2 coats of quality PVA
Internal door frames to be painted enamel
Ironmongery
Eternal doors to be fitted with 3 lever mortise lockset with chromium plated furniture
Internal doors to be fitted with 2 lever mortise lockset with chromium furniture
Electrical
One plug and light point per room, two plug points in the kitchen, two eternal lights, stove point and distribution board as shown on the floor plan layout.
Internal lights fittings to be white bowl type
Eternal light fittings to be watertight.
Plumbing
All sanitary fittings are to be standard type vitreous and in acrylics system
Bath to be 170mm long with acrylic type
Wash basin will be fixed on concrete brackets
WCs will have standard cisterns
A single bowl continental fit on sink will be installed
Taps are to be Cobra star taps or equal
Complete hot and cold water reticulation, including taps and 150L kwikot or similar electrical geyser.
