We normally receive about 309mm of rain per year, with most rainfall occurring mainly during mid-summer. The average daily
maximum temperatures range from 21.3C in June to 29.2C in January. The region is the coldest during July when the mercury drops to 5.1C on average during the night. Hailstorm and frost do occur during the winter and summer months.

Surrounding farming activity mainly comprises a mixture of cultivation, cattle and game farming.
Description of improvements
The farm is improved with a large and relatively new citrus pack house with offices and ablutions, cold room, loading area, chemical shed and computerized pump room, flat, thatch roof carport, compound and lean-tos.
The pack house is a super steel structure fitted with an iron roof and steel cladded walls and grano floors.

There are 74.42-hectare citrus orchards under drip irrigation. The farm is fitted with 8 equipped bore holes, 6 unequipped bore holes, an irrigation dam and several water holes. The farm has a water listing of 241 000 cubic meters per annum from bole holes. Water is pumped from the boreholes into irrigation dam and then reticulated to the flat, pack house and compound.
Electricity
Eskom 3-phase electricity is connected to the farm. All the improvements are connected to the electricity grid.
Fencing
The farm is fully game fenced, with one internal game camp.
Market research and application
Market research of citrus farms in the area indicated that a very few numbers of sales were reorder over the past four years. We have subsequently focused our research within the geographical area surrounding the subject farm unit.
From a total of 3 sales transactions recorded, the average sales price varied from as low as ±R40 000 per hectare (large farms) to as high as ±R330 000 per hectare (smaller farms).
With due consideration to sales transpired in the area, we are of the opinion that a rate of around R45 000 per hectare could be applied to the subject property which is regarded as a realistic market value per hectare.
