TROUTBAGGER FARM – Section 1
As part of a sectional title development, this section is registered as a farm, has an exclusive use area of 11,85ha and has full agricultural rights. There is no common area on this section.
It is one of South Africa’s top fishing venues, consistently producing large fish and happy anglers, situated in peaceful surroundings. It is 12km from Nottingham Road and 4kms from the main freeway (N3) and is part of the Midlands Meander which encompasses the area from Howick to Mooi River.
It boasts three still water dams, stocked with Rainbow and Brown Trout, bass and tilapia, another dam stocked with koi and one large empty dam which fills up normally during the rainy season. Best trout caught to date weighed 7.4kg and biggest bass of 6,1kg. Natural game,
splendid walks and bird watching are all part of the farm.
The main farmhouse is thatch with a large pub with a wood fireplace and hot / cold aircon with sliding doors that lead onto a courtyard with a Jacuzzi. The kitchen is spacious with a double eye level oven as well as a freestanding gas hob/electric oven. The lounge /TV room has a large fireplace and aircon and is a large space for family evenings playing games or watching TV. There are three bedrooms, one en suite, the other two share a bathroom, the one bedroom being an upstairs loft. The large dining room has a custom table to fit. There is an outside laundry equipped for servicing all the self catering units.
Adjacent to the main house are 2 x double rooms, both en suite, each with kitchenettes hot / cold aircons, own entrances and a common verandah. These two rooms could easily be made part of the main house as they are very close. These two rooms are used as part of the self catering accommodation and are sold fully equipped and furnished.
The main house has 12 solar panels and a 8kw inverter.
Other self catering accommodation includes 2 x three bedroom cottages, fully furnished and equipped, each with a lounge / dining room / kitchen, fireplace, 3 bedrooms, 1 1/2 bathrooms, outside patio and braai area, including full DSTV and inverters. The cottages are sold fully furnished and equipped. The occupancy rate in the cottages is good as a result of busy wedding / function venues in the area. Occupancy figures are available. There are two domestic houses, each with two rooms, a kitchen and a bathroom with a gas connection for hot water. There are 3 large sheds, 3 small chicken houses, under cover parking for the tractor and implements and three small store rooms. The tractor and implements, being fire-fighting equipment, slasher, brushcutters, chain saws and tools are sold separately.
There are 1500 Eureka lemon trees, all producing, and a variety of other fruit trees eg. Pomegranates, limes, oranges, grapefruit, probably totalling another 200 or so. In season, we grow and bottle jalapeno chillies and sell them locally and in Durban. There is also a large area at the bottom of the farm, suitable for growing cabbages or some such crop, all year around.
There is a 7,5kw borehole pump at 160m, which can produce 15000 litres of water per hour and it is the best quality water. Piping is laid throughout most of the farm and provides watering points for the lemons, gardens and vegetables.
The property is surrounded by an electric fence, the main house has an alarm, security beams and cameras, the cottages are alarmed.
