The Subject Property consists of a number of buildings and lean-to structures which were mostly used for the storage of second-hand vehicles, which are dissembled and sold as scrap or car parts. Improvements were in a fair to poor state of repair as at our last inspection and we assume no maintenance has been undertaken since this date. The improvements were in need of a combination of general and routine maintenance. The remainder of the site is partially concrete paved. The area outside the main entrance is cobble paved. This road verge is fairly large and considered ideal for parking.

Plastered brick structure with steel portal frame, bagged brick walls and foil insulated IBR roof. The floors are concrete, and
lighting is by means of hanging industrial light fittings. Eaves are ±5m and steel roller shutter access is ±2,5m.
The office block consists of the following:
Canteen, ablutions (workshop staff), two storerooms, kitchen, set of ablutions (office staff), main entrance and an office. Finishes are predominantly ceramic tiles to the floors, plastered brick walls and gypsum board ceilings. Lighting is fluorescent.
The office has built-in floor and wall cupboards, and the window is fitted with wooden venetian blinds. This office is a plastered brick and dry partitioned structure.
There is a covered area to the front on this building which is used for storage purposes. IBR mono-pitched roof.
Building No. 2 - Covered Area
Steel frame with precast walling on one side and mono-pitched IBR roof.
Building No. 3 - Storage Shed
Steel portal frame with IBR cladding on all sides.
There is glass on two sides of the building which allows good natural light into the improvements. The improvements are fitted with electricity but no water.
These improvements are in a poor state of repair. Access is via a steel side sliding door.
Building No. 4 - Workshop
Steel portal frame with bagged brick infill walls with some IBR cladding, pitched IBR roof and steel window frames.
Floors are concrete. No door installed with unrestricted access. If a roller shutter were installed it would have a height of ±3,5m. This building has an eaves height of ±6m.
